Coalville Housebuilder Seeks Consent For 20’000 New Homes

Leicester has seen thousands of new homes being developed in new build developments across the city and as the average sales price continues to rise and Barratt Developments are increasing the number of houses they build in response.

In the final six months of 2017, Barratt Homes, the Coalville based new homes building company who are recognised as the highest quality national homebuilder, built 7’324 new homes (of these, more than 16% were considered affordable), this is 2% more new homes built than in 2016.

The company saw the value of their new-builds soar by 6.5% in 2017 which provides a very positive outlook for the housebuilder for the year ahead. To put it into perspective, if you’re in the market for a new build, you’ll expect to pay a modest sum of around £281’000. The housebuilder has enough land to continue building for more than four years and intend to build a significant number of new homes this year with developments spanning across the country including;

  • Nottingham,
  • Ashford,
  • Bristol,
  • London; and,
  • Durham.

Going back to the homes built in Leicester, we have several developments that are now available from Barratt Homes being sold through David Wilson Homes (a company which is owned by Barratt Developments PLC), including Leicester Forest East and Whetstone. In Leicester Forest East, you have two developments to choose from including Forest Chase and the £1bn New Lubbersthorpe town development which you’ll find down Beggars Lane.

The land and new homes market seem to be going strong, especially when we take into account the increasing volumes of new build developments across the UK.

In November 2017, it was suggested that the average home in Leicester sold for £167’400 after reports stating the average sale price had increased by 7.5% so the question is, will this only increase for the year ahead with the influx of 3, 4 and 5 bedroom properties coming onto the market as these developments are completed?

Forest Chase

On the corner of Leicester Forest East, the development boasts a range of 3, 4 and 5 bedroom homes which are ideal for larger families or those who need a bit of extra room to breathe. One of these properties will set you back anywhere between £199,995 to £393,995 which seems a little bit pricey but taking into account the development of the local area, including the new facilities and local amenities and infrastructure, the slight increase above the average is reasonable.


New Lubbersthorpe

Within walking distance from the development mentioned above, we have New Lubbersthorpe.
A £1bn investment by Barratt Homes nestled between open farmlands, a quiet, upcoming residential area and with a new bridge across the M1 giving easy access to Fosse Park shopping centre, the appeal of the development is increasing. There will also be a new secondary school and two new primary schools making the development ideal for families. Of course, work is still well underway for this development but will feature 3, 4 and 5 bedroom properties and with entertainment, dining and other facilities just a few minutes drive away, it makes this development ideal for working professionals alike but don’t worry if you don’t drive as there will be a new neighbourhood centre on this development which will feature a range of retail, food and drink, a health centre, a nursery and community centre.
